Welcome to the PLANTATION HOMEOWNERS ASSOCIATION  web site.


The PLANTATION of CARROLLWOOD is a Deed Restricted community with a mandatory Homeowners Association. Our Association is named the PLANTATION HOMEOWNERS, INC.

Our community consists of 18 villages with 1832 homes on 520 acres of land. We own and maintain Common Areas of 119 acres throughout the community: 55 acres of lakes and 64 acres for recreation activities which include our Clubhouse, tennis courts, baseball, volleyball and soccer fields; swimming pools, handball courts and playgrounds.


This is the only official website for Plantation Homeowners, Inc. Information and contacts on other sites are not official and may be misleading.

Due to Hurricane Milton, the  Plantation of Carrollwood Association office and all facilities will be closed from Tuesday, October 8  through Thursday, October 10.

Facilities will reopen when safe for use.

RENTAL HOMES LIMITS EXCEEDED – NO ADDITIONAL HOMES MAY BE RENTED

 

Currently, there are more rental homes occupied by tenants in the Plantation at Carrollwood subdivision than are permitted by the Association’s Declaration of Covenants.   Article VII section 25.3 limits the total number of rentals allowed in the subdivision to 7% of the total homes (129 homes).   Currently, we are well in excess or this limit.   At present, no additional homes can be rented or occupied by tenants.  

            The Association has a waiting list for owners who want to rent out their homes.   If you want to rent out a home you own in Plantation, you will need to submit your name and home address to the Association so it can be added to the waiting list.  Any home acquired by an owner, that is not currently a rental home cannot be added to the current rental pool, but can be added to the waiting list.  Homes on the waiting list will become available for rental after the existing number of rental homes falls below the permitted limit.   The owner will be notified when a home becomes available for use as a rental property.  This  is not expected to occur for a number of years.

Existing rental homes are grandfathered and are granted first priority if an existing rental is to be renewed, pursuant to Article VII Section 25.3.   Any home acquired after the date of this notice will not be eligible for rental and will be in violation of the Declaration of Covenants if the home is utilized as a rental property.  Homes intended for use as a rental property will need to be placed on the Association’s waiting list.
